How to find out the CRU (Unique Registration Code) for your property, step by step

The Unique Registration Code (CRU) is a unique identifier assigned by the Land Registry to each property in Spain. Its function is to uniquely distinguish a dwelling, premises or land, avoiding confusion with other properties that may have similar addresses or characteristics.

With the CRU, you can easily access all the registration information for a property: the physical description (location, surface area, boundaries), the owners, the percentage share of each owner and any possible charges or encumbrances, such as mortgages or seizures.


How to find the CRU step by step

1. Check your deeds

The CRU usually appears at the top of the deeds of sale or in the property's registry description. Look for a 14- to 18-digit alphanumeric number.


2. Consult the Land Registry

If you cannot find it in your documents, you can request it directly from the Land Registry office corresponding to the municipality where the property is located. You will only need the address, property number or cadastral reference.


3. Request a registration certificate

The registration certificate (or simple note) shows the CRU together with the property details, encumbrances and ownership. It can be requested in person or through the electronic headquarters of the Association of Registrars.


4. Verify the information
