Is now a good time to buy a home? Market insights

In Barcelona city, the average price per square metre is around €4,245/m², an increase of 11.4% compared to 2025. In the province of Barcelona, including Calafell, the average is €5,250/m², an increase of 5% since December 2025. Although prices are high, the shortage of supply and constant demand suggest moderate growth of between 5% and 9% in 2026.

The average gross yield in Spain stood at 6.49% at the beginning of 2026. This continues to far exceed government bond yields, consolidating rental property as an attractive investment.

In 2025, between 680,000 and 720,000 homes were sold, and in 2026 a slight slowdown is expected, although with sustained figures of between 62,000 and 720,000 transactions.

The 3-month Euribor stands at around 2.03% at the beginning of January 2026. This makes variable payments more expensive, but stability or a slight decrease is expected during 2026.

Therefore, fixed and mixed mortgages remain a stable option; banks are tightening their solvency filters in the face of high prices.

In Catalonia, since mid-2025, ‘Préstecs Emancipació’ have been implemented: interest-free loans of up to €50,000, covering 20% of the value of the property for those under 35 years of age. Subsidies of up to €4,500 are also offered to pay the mortgage in case of financial difficulties. And there are tax advantages such as a 5% rebate on the ITP (property transfer tax) for people under 35.

In 2026, prices continue to rise, albeit more moderately: between 1% and 3% in quiet areas and up to 9% in coastal areas and large cities. Supply remains limited, which keeps pressure on the market.

In addition, international demand remains strong, especially in destinations such as Calafell, where foreign buyers seek quality of life. Added to this is the trend towards more sustainable housing and digital processes that facilitate the purchase, such as virtual visits and online contracts.

Despite high prices, buying remains an attractive option. Rental yields are appealing, fixed and mixed mortgages offer stability, and in Catalonia there is financial assistance for young people and first-time buyers. The market remains active, with opportunities in strategic locations.
